PROGRAM DETAILS

Nazareth rehabilitates and refurbishes older abandoned or foreclosed homes for low/moderate income families and individuals who meet the program qualifications to purchase, lease purchase or rent.

Nazareth’s programs and services are provided in a manner that supports and encourages self-respect, dignity, and self-sufficiency. The goal for our Rental and Lease Purchase programs is the provide families with safe and affordable housing as they prepare themselves to one day become successful homeowners. Therefore our tenants are responsible for several of the monthly expenses that they might expect to pay as a homeowner such as: utilities including water/sewer and renter’s insurance.

The Homes which are part of Nazareth’s Affordable Housing programs have no rental subsidies attached to them (i.e. Section 8), however, rental subsidies such as section 8 will be accepted if qualified clients have such subsidies. Client eligibility for rental is based on a balance of your household’s debt-to-income and the costs for Nazareth Housing to carry the property and other factors.

The homes associated with this Affordable Housing program may need to be listed with Real Estate for at least 3 months before they can be made available as rental properties.

Eligibility for Lease Purchase is based on the client’s current credit situation and scores, bank loan readiness and other factors.

  • Nazareth Housing focuses on long-term rental situations, and our lease/rental agreements are typically for a minimum of one year.
  • Tenants are responsible to ensure that rent payments and all utilities including: water, electric and gas are paid on time each month. 
  • Rent payments are due by the first of every month unless other arrangements are made.
  • Nazareth requires a security Deposit equal to one month’s rent
  • Nazareth requires a pet deposit if you have any pet at all
  • Clients are require to carry Renter’s Insurance
  • Clients are responsible for property upkeep including mowing and general housekeeping.
  • To ensure that we are effectively serving our target client population, we must require tenants to re-certify their eligibility for the program every 6 months
  • An excess of household possessions & clutter will trigger an additional cleaning deposit
  • Smoking in the home will require an additional cleaning deposit.
 

There are no rental subsidies applied to the properties associated with Nazareth’s Rental Program. To make these homes affordable to our clients, and to make the tenant selection process as fair and equal as possible, Nazareth housing determines your households eligibility and affordability for housing using a formula that is based on the total gross monthly income for your household, and your total monthly expense (minus your current rent and *utilities; we measure that data against Nazareth housing’s costs to carry the rental property you have chosen. The comparison of these numbers determines your **affordability for the program.
